1. Not Financial or Investment Advice

REDA ("Real Estate Deal Analyzer") is a software tool that provides financial calculations and analysis for informational purposes only. REDA is not a licensed financial advisor, registered investment advisor, real estate broker, appraiser, or attorney. No content, analysis, report, or output of the Service should be construed as: a recommendation to buy, sell, or hold any real estate property; a recommendation of what price to offer or pay for a property — including any 'Maximum Allowable Offer' (MAO) or suggested offer figure; a guarantee of any investment return or financial outcome; a substitute for an appraisal, inspection, or professional valuation; legal advice or counsel of any kind; or tax advice or tax planning guidance.

2. Artificial Intelligence Disclosure

REDA uses artificial intelligence (AI), powered by Anthropic's Claude models, to generate portions of its analysis including deal assessments, risk evaluations, and market insights. These AI-generated outputs are estimates and informational summaries based on the inputs you provide and third-party data — they are not investment recommendations or advice. Users should be aware that:

  • AI "Hallucinations" — AI models may generate outputs that appear plausible but are factually incorrect;
  • Calculation Errors — no software is error-free, always verify critical calculations independently;
  • Bias — AI models are trained on historical data that may contain biases;
  • Not Real-Time — AI models have knowledge cutoff dates and may not reflect the most current conditions;
  • Contextual Limitations — AI cannot conduct physical property inspections or assess neighborhood conditions in person.

3. Third-Party Data Accuracy

REDA retrieves data from third-party sources including Rentcast (property details, rental comparables, and market rates), Apollo (listing-agent contact details), Google Maps / Street View (property imagery), and the U.S. FCC Census Block API (geographic/census-tract data used to filter comparables). REDA does not independently verify third-party data for accuracy or completeness. Data may be outdated, incomplete, or contain errors at the source level. Property valuations, rental estimates, and comparables are approximations. Tax assessments may differ significantly from actual market values. Comparable sales data may not reflect private sales, off-market transactions, or unusual deal structures. Listing-agent contact details retrieved via third-party lookup may be outdated or incorrect — verify the recipient before sending any outreach. Users should always verify property data, comparable sales, and rental estimates through independent sources including local MLS, county records, licensed appraisers, and on-site inspection.

4. Due Diligence Responsibility

REDA is a tool to assist your analysis — it is not a replacement for comprehensive due diligence. Before making any real estate investment decision, you should: conduct a physical inspection; obtain a professional appraisal; review title and property records with a qualified title company or attorney; consult a licensed real estate agent familiar with the local market; consult a CPA or tax advisor; obtain multiple contractor estimates; verify all financial assumptions with current market data; and review local zoning, permitting, and regulatory requirements.

5. No Guarantee of Results

Past performance of any investment strategy does not guarantee future results. Real estate markets are subject to risks including but not limited to: market downturns and changes in property values; interest rate fluctuations; changes in local, state, or federal regulations; environmental hazards or natural disasters; unexpected repair or maintenance costs; tenant vacancy and non-payment risks; and changes in neighborhood conditions. REDA's projections are based on assumptions and estimates that may not materialize. Actual results may differ materially from projected outcomes.

REDA's Maximum Allowable Offer (MAO), ARV, and any suggested offer or purchase-price figures are mechanical outputs of the assumptions you enter — not a recommendation to offer or pay any particular amount. An offer at or below the MAO is not assured to be prudent or profitable, and you are solely responsible for any price you decide to offer or pay.

6. Tax Disclaimer

Unless otherwise noted, all financial calculations in REDA are presented before taxes, including income tax, capital gains tax, and applicable LLC or entity-level taxes. Tax treatment of real estate investments varies based on your individual circumstances, entity structure, jurisdiction, and applicable laws. Consult a qualified tax professional for advice specific to your situation.

7. US-Market Limitation

REDA's real estate analysis, ARV (After-Repair Value) calculations, and MAO (Maximum Allowable Offer) solvers are designed specifically for the United States real estate market and rely on US-based data sources (such as Rentcast and US census/geographic data). These tools, calculations, and outputs must not be relied upon for any non-US or international real estate market. Property valuation conventions, financing structures, tax treatment, comparable-sales methodology, and data availability differ materially outside the United States, and REDA does not account for them. Using REDA for non-US markets may produce inaccurate or misleading results.
